The avenue of Brush Box along Old Princes Highway is an entry statement to the Royal National Park and is protected as a heritage item, and council’s planning rules say planting along that road has to respect it. Most of Sutherland’s town centre sits high on a ridge, and council’s planning rules record that ground as Hawkesbury Sandstone, with claystone, siltstone and shale lenses in it. Ownership up there is fragmented too, recorded across mostly small lots. Rock that is slow to cut through, a protected avenue to work around, neighbours you have to ask: that is what we plan around.
Hard ground, protected roots, and more than one owner per block.
Anything that has already failed this morning is Emergency Plumber page territory. Everything in these cards gets arranged ahead, for an hour the building can live with.
Those two facts decide where a line can be reached from, which on a ridge-top block is rarely the shortest way to it. Along Old Princes Highway it also means working around an avenue of trees protected as a heritage item. We settle the route first, then dig. Getting down to a line under rock
Council records have ownership in the centre broken up across mostly small lots, while most homes here are flats. Next door is often a different owner, sometimes with pipework of a different age, and whoever rings us is often not whoever decides. We are used to dealing with managers and owners corporations. Jobs with more than one party in them
A set interval on gas appliances, hot water and drains comes in well under the bill for any of them letting go unannounced. Up here it also saves a second trip up the ridge.
Not every visit here carries a call-out fee. Where one does, we say the amount before a time is set, not once the job is done.
