Licensed plumbing for Rockdale's town centre lanes and overland flow

Getting water off a block where the ground is relatively flat, and getting a plumber to the right town centre lane, are the two Rockdale problems we plan around. The work is routine servicing, drains, pipework, hot water and everyday repairs.

A zoned town centre, and surface flows held back

Rockdale Town Centre is zoned as a local centre and mixed use under Bayside’s planning rules, and Bayside Council’s development control plan gives it a chapter of its own, down to which street frontages a building’s service and vehicle access may face. The 2017 flood study review for this area found that the Illawarra railway, the Princes Highway and the North Georges River Submain sewer, where they are raised above the natural ground level, restrict surface flows from west to east. Two different sets of constraints, and both of them can land on whoever services a building here.

What we handle in Rockdale

Two local conditions that can make a job awkward, then cost and routine servicing.

If something has burst or stopped while you’re reading this, head for our Emergency Plumber page instead. Everything below is work you arrange ahead.

Water that crosses the block.

East of the railway line the land is relatively flat, and the flood study records a number of places, mostly along gully lines west of the line and some to the east, where overland flow crosses residential blocks instead of following the street. Where the ground is relatively flat, a drainage line tends to have less margin than the same line on a slope. How we approach a drainage line

Shops with homes over the top.

Rockdale’s town centre plan encourages homes above shops, bars service access from the main retail frontages and points it to the laneways, and some residential lobbies can open onto those lanes too. So a single building can be running a food tenancy’s hot water demand under households drawing on their own, with the service way in off a lane. The demand side of a mixed building

The fee question, answered first.

A call-out fee rides on some Rockdale jobs and not others. You hear which yours is, and what it comes to, before we arrange anything.

One visit, three checks.

In a mixed building in central Rockdale, the drains, the gas appliances and whatever heats the water are worth checking on the same visit. Three scheduled checks usually cost less than one unplanned repair.

Frequently asked questions

The 2017 flood study review describes mainly overland flow, with only limited flooding from channels breaking their banks. Where the Illawarra line, the highway and the North Georges River Submain sewer are raised above the natural ground level, they restrict surface flows from west to east. We can't fix a catchment. We can look at whether your own block's lines are clearing properly.

Yes. The development control plan chapter for this centre bars service access from the main retail frontages and points it to the laneways, so that is usually where we set up. We'd sooner settle the access question when the job is being arranged than discover it on the day.

Either is fine. In a building with retail at street level and homes above it, the person who notices a problem is often not the person paying for the work, so tell us which you are and we'll keep whoever signs off in the loop.

Yes. Hydro City Plumbing is a licensed and insured Sydney plumber, and we're happy to provide details before any work starts.
