Sutherland Shire Council says Miranda is at the apex of the Shire’s retail hierarchy, and its planning chapter for the centre lists the largest shopping centre in the Shire, a train station, medical and community services, schools and high density housing. Its planning rules encourage residential flats throughout the commercial centre and multi-dwelling housing in the areas immediately surrounding it, provide new high density areas at Higherdale Avenue and Pinnacle Street, and allow medium density south of the railway line. So the kind of building can change as you move out from the centre, and a plumbing job can change with it.

A pipe letting go during trading hours is one for the Emergency Plumber page. The rest of this page is planned work, with the hour settled before anyone arrives.
The council expects most redevelopment in Miranda to be mixed use, usually commercial premises on the ground floor, commercial use on the second floor and residential flats above. In a building like that, a business and the households upstairs can draw on the same supply, so any hot water they share may have to suit both kinds of demand. The council records that most of the opportunities for high density housing in Miranda’s commercial centre have been taken up. In a building that holds several homes, some of the pipework is shared, so a fault can involve more than one party. Work in buildings that hold more than one home
Hot water, drain lines and gas appliances all cost less looked at on a cycle than replaced the week they give up. Where a Miranda building mixes commercial floors and flats, one visit can cover both.
A call-out fee sits on some visits, not all of them. If yours has one, we tell you the figure when we set a time.
